When pests take hold you need a team that can get there quickly and get the identification right the first time. Our Adelaide team is led by Thomas Pearson, our lead technician, who specialises in termite inspection and treatment across South Australian properties.
Adelaide’s reactive clay soils shift with the seasons and open cracks at the slab edge, which is one of the most common ways subterranean termites reach a home undetected. The soil changes as you move across the city, from the clay through Norwood and Prospect to the limestone and sand at Brighton and Glenelg, and that changes how a chemical barrier needs to be installed. It is the kind of detail that decides whether a treatment holds.
We are a local business working across metropolitan Adelaide and the Adelaide Hills, for everything from a single unit in the CBD to a warehouse at Port Adelaide.
Pest pressure changes across the city. Spiders and wasps dominate through the Adelaide Hills, while cockroaches and rodents drive most callouts in the higher density CBD. Select a service to see what the job involves and what it costs.
We quote before we start, so you know the price before a technician arrives. The rates below are our starting prices. Your final cost depends on the size of the property, the pest involved and how far the infestation has spread.
Your final price depends on the size and type of property, which pest is involved, how established the infestation is, the treatment method needed, whether it is a one off visit or an ongoing program, and how accessible areas like the subfloor and roof space are. We confirm the price before we start.

You get a price before we start and a written report when we finish.
Our inspection is not a quick walk through. We check where pests are likely to be hiding, how they are getting in and what is keeping them there. That means the obvious signs, then further into the roof void, subfloor, wall cavities and external perimeter where the cause usually sits. When we finish we explain what we found, show you photos where it helps, and set out the options in plain terms.
We build the plan around the property rather than applying a standard package. Construction type matters, and so does what the property is sitting on. A bluestone villa in North Adelaide with thick walls and a subfloor is a different job to a slab on ground build at Mawson Lakes. Your plan sets out the price, the products we will use, safety instructions for children and pets, and what to expect afterwards, all before we start.
Your technician applies the treatment at registered label rates, targeting harbourage and entry points rather than simply spraying surfaces. Internal work usually needs the property vacant for around two hours while it dries. External work can generally go ahead while you are home.
You receive a written report covering what was found, what was applied and where, and the conducive conditions worth addressing to reduce the chance of the problem returning. If activity comes back within the warranty period that applies to your treatment, call us and we will return and re-treat at no additional cost.

Adelaide’s suburbs are not all the same, and neither is the pest pressure. White tailed spiders through the Adelaide Hills, cockroaches in the higher density CBD, Portuguese millipedes across the foothills each autumn. A treatment built for one street will not always hold on another.
Our technicians work across the city and scope each job to the property in front of them. Speak to a local Adelaide technician for a free quote.
Cockroaches in the kitchen or scratching in the walls at home, or a compliance obligation at a commercial site. We handle both.
General treatments for Adelaide homes covering cockroaches, spiders, ants, silverfish and rodents, applied internally and externally with a focus on the entry points that let pests back in. Most homes are treated once a year, timed before the warmer months.
Suitable for houses, units and rental properties, including end of lease treatments. Treatments start from $129 with the price confirmed before we begin.
Our commercial pest management programs help Adelaide businesses maintain hygiene standards, protect assets and reduce disruption. Programs run on a scheduled cycle with monitoring points, service records and reporting prepared to support audit and compliance requirements, including HACCP obligations for food premises.
We work with restaurants and cafes, food manufacturing and warehousing, offices, schools and childcare, aged care and hospitals, hotels, strata buildings, government facilities and construction sites. Work is scheduled around trading hours to keep interruption to a minimum.

We work from our Adelaide CBD office at Suite 4146, 3/55 Gawler Place, covering metropolitan Adelaide and the Adelaide Hills. Same day and next day appointments are available across all areas below.
Adelaide, North Adelaide, Norwood, Unley, Prospect, Walkerville, Kent Town, Parkside, Goodwood, Hyde Park
Older cottages and villas here often have subfloors and mature gardens, which brings rodents and spiders indoors as the weather cools.
Mawson Lakes, Salisbury, Elizabeth, Golden Grove, Modbury, Parafield Gardens, Paralowie, Gawler, Blakeview
Newer slab on ground estates dominate here, which changes how a termite barrier needs to be installed.
Morphett Vale, Hallett Cove, Aldinga, Noarlunga, Marion, Brighton, Seacliff, McLaren Vale
Limestone and sandy soils along the coast need different chemical barrier concentrations to the clay further inland.
Burnside, Magill, Athelstone, Campbelltown, Glenunga, Rostrevor, Tea Tree Gully
Homes backing onto the foothills see the heaviest Portuguese millipede pressure through autumn.
Glenelg, Henley Beach, West Lakes, Port Adelaide, Woodville, Grange, Semaphore
Commercial and industrial sites around Port Adelaide generally need scheduled programs rather than one off treatments.
Stirling, Aldgate, Bridgewater, Mount Barker, Crafers, Hahndorf
Bushland boundaries mean more spider and wasp activity, and higher termite pressure where properties sit close to standing timber.

Pest pressure in Adelaide follows the housing stock and the landscape. What we treat in a 1920s cottage in Unley is rarely what we treat in a new estate at Blakeview.
Subfloors, cavity walls and gaps around vents and roof lines give rodents and spiders easy access. These properties usually need entry points sealed alongside treatment, otherwise the same problem returns each winter. See rodent control and spider control.
Bushland boundaries bring higher spider and European wasp activity, and Portuguese millipedes move through in numbers each autumn. Properties sitting close to standing timber also carry more termite risk. See wasp and bee control.
Ants are the most common callout along the coast, particularly coastal brown ants, along with moisture related pests such as silverfish where ventilation is limited. Limestone and sandy soils also change the chemical barrier concentration needed for termite work. See ant control.
Slab on ground construction shifts the focus to prevention rather than treatment, since there is no subfloor to inspect and activity is hidden until it reaches the frame. An annual inspection plus a barrier or reticulation system is the usual approach here. See termite barriers and reticulation systems.
Higher density and shared walls make German cockroaches the dominant issue, and they spread between tenancies. Food businesses generally need a scheduled program with documentation rather than a one off treatment. See cockroach control.

Different pests move indoors at different times of year. Knowing what is coming makes it easier to book ahead rather than react.
June to August
Rodents and possums move indoors looking for warmth. Older cottages with subfloor vents and open roof lines are the most exposed. Sealing entry points works better than baiting alone. See rodent control.
September to November
Termites swarm after the first warm northerly winds. This is the point to book an inspection, before activity moves under the slab where you cannot see it. See termite inspections.
December to February
Heat drives spiders and European wasps into wall cavities and roof voids. Standing water from irrigation and pool surrounds brings mosquito activity. See wasp and bee control.
March to May
Portuguese millipedes move through the foothills suburbs in numbers. Sealing gaps around doors, windows and weep holes before the first autumn rain makes a noticeable difference. See spider control.

We are a local Adelaide business, not a call centre passing your job to a subcontractor. Here is what stands behind the work.
The questions Adelaide customers ask most often before booking. For anything else, call us on (08) 8876 5311.
A general pest treatment starts from $129, ant treatments from $179 and rodent treatments from $199. Cockroach, spider and termite work starts from $249 and bird proofing from $349. Your final price depends on the size of the property, the pest involved and how established the infestation is. We quote before booking, so there is no surprise on the day.
Rather than going on advertising, check a few specifics. Is the technician licensed by SA Health as a Pest Management Technician, and can they tell you so directly? Is the business insured? Will termite work be carried out to Australian Standard AS 3660? Do they quote a fixed price before attending, or only after? Do they provide a written report? And do their reviews mention the same technicians and suburbs over time, which tends to indicate a stable local team rather than subcontracted labour. Any reputable Adelaide operator will answer all of those without hesitation.
Same day and next day appointments are available across metropolitan Adelaide and the Adelaide Hills, subject to technician availability on the day. Calling early gives you the best chance of a same day slot, since our weekday bookings open from 7:00am. For an active wasp nest or a suspected termite infestation, tell us when you call and we will prioritise the job.
We are open seven days. Monday to Friday 7:00am to 7:00pm, Saturday 8:00am to 6:00pm and Sunday 9:00am to 5:00pm. Our office at Suite 4146, 3/55 Gawler Place, Adelaide SA 5000 takes bookings across all of those hours.
Yes. We run scheduled commercial pest management programs for restaurants and cafes, food manufacturing and warehousing, offices, schools and childcare, aged care and hospitals, hotels, strata buildings, government facilities and construction sites. Programs include monitoring points, service records and reporting prepared to support audit and compliance requirements, including HACCP obligations. Work is scheduled around your trading hours. See commercial pest control.
The five we treat most often are termites, spiders, cockroaches, ants and rodents. Termites are the most damaging because they work out of sight in structural timber. Spiders and European wasps spike over summer, particularly through the Hills and foothills. German cockroaches dominate in higher density CBD units and food premises. Coastal brown ants are the most common callout in the western and coastal suburbs, and rodents move indoors through winter. Portuguese millipedes are a seasonal nuisance across the foothills each autumn.
Yes. We carry out timber pest inspections across metropolitan Adelaide and the Adelaide Hills, using moisture meters and thermal imaging alongside visual assessment of the interior, roof void, subfloor and grounds. All termite work is carried out to Australian Standard AS 3660 and you receive a written report. We also install chemical barriers and reticulation systems, and provide pre purchase inspections for buyers before settlement. See termite inspection and treatment or our pre purchase pest inspections.
Yes. Every technician holds a current SA Health pest management licence and works in accordance with the South Australian Controlled Substances Act and the SA Health Pest Management Technician code of practice. Our technicians also hold APCA and TAFE certification, and all termite work is carried out to Australian Standard AS 3660. Tom’s Pest Control Adelaide is fully insured and our ABN is 27 640 970 734.
We use registered products applied at label rates. For internal treatments we ask that people and pets stay out for around two hours while the treatment dries and settles, after which it is fine to return. Fish tanks should be covered and pumps switched off during treatment. Your technician will go through the specifics for your job and leave written instructions.
We cover metropolitan Adelaide and the Adelaide Hills from our Gawler Place office, including the CBD, the northern suburbs out to Gawler, the south to Aldinga and McLaren Vale, the eastern foothills, the western suburbs and coast, and Hills towns including Stirling, Mount Barker and Hahndorf. See our full list of service locations.
Yes. After every treatment you receive a written report setting out what we found, what was applied and where, and any conducive conditions worth addressing to reduce the chance of the problem returning. Timber pest inspections come with a full inspection report you can act on before settlement.
Seeing some activity in the days straight after a treatment is normal, because the product drives pests out of harbourage before it takes full effect. If you are still seeing activity several weeks later, call us. If it falls within the warranty period that applies to your treatment, we will return and re-treat at no additional cost.
For general pests, most Adelaide homes are treated every 12 months, timed before the warmer months when activity picks up. Termites are different. Because of the way local soil conditions expose slab edges, we recommend a timber pest inspection every 12 months regardless of whether you have seen anything.
Call us on (08) 8876 5311 or complete our online form to tell us what you have seen and where. We will give you a free, no obligation quote and a fixed price before any work starts.
